About Kelowna

One of Canada's most sought-after real estate markets.

Kelowna sits in the heart of the South Okanagan on the eastern shore of Okanagan Lake — a city that has transformed over the past two decades from a regional agricultural and retirement centre into one of Canada's fastest-growing and most desirable real estate markets. With a city population approaching 150,000 and more than 230,000 in the broader Central Okanagan Regional District, Kelowna is now the largest city in BC's Interior.

The appeal is easy to understand: 2,000+ hours of sunshine annually, Okanagan Lake at the city's centre, a wine industry that rivals Napa in ambition, ski access to Big White within an hour, and a walkable downtown that punches far above its weight in restaurants, arts, and culture.

What Vancouver offers at three times the price, Kelowna delivers with a fraction of the commute stress and none of the Lower Mainland density. Knowing which neighbourhood fits your life is the first decision. We help with everything after that.

The Story of Kelowna

A city built on water, orchards, and reinvention.

Kelowna's history begins with the Syilx people — the sqilxʷ — who have occupied the Okanagan Valley for thousands of years before European contact, establishing a way of life centred on the lake, the salmon runs, and the valley's seasonal abundance. The name Kelowna itself is derived from the Okanagan word meaning "grizzly bear," a reminder that the land had a deep history long before the first survey stakes were driven.

The first permanent European settlement came in 1859 when Father Charles Pandosy — a French Oblate missionary — established the Mission of the Immaculate Conception on the benchlands above Okanagan Lake, planting the first apple trees and grapevines in the Interior of BC. For 30 years the mission was the focal point of all settlement in the region. Then Bernard Lequime moved his sawmill to the lakeshore in 1891, laid out the first townsite, and gave his first name to the main street that still runs through the city's core.

Kelowna was incorporated on May 4, 1905, with a population of 600 people and one main industry: fruit. The packinghouses and canneries that processed the valley's orchards ran along the lakeshore north of Bernard Avenue, and sternwheelers on Okanagan Lake connected the city to Penticton and Vernon before roads existed.

The 20th century brought irrigation, the automobile, and eventually the tourists. The Okanagan Lake floating bridge opened in 1958 — ending the ferry service that had run since 1927 — and unlocked Westside development in a way that changed the city's geography permanently. Orchard land steadily gave way to subdivisions as Kelowna's population climbed and the city absorbed surrounding communities like Rutland (1973).

The modern Kelowna is a product of three overlapping arrivals: retirees seeking the climate and the lake, families priced out of the Lower Mainland, and a tech and creative economy anchored by UBC Okanagan (est. 2005). The wine industry — heir to those first vines Father Pandosy planted in 1859 — now draws visitors from across North America.

Real estate has tracked all of it. The city that incorporated with 600 people now has nearly 150,000, and the benchlands that once grew apples now grow neighbourhoods. The question isn't whether Kelowna has a future — it's which part of it you want to be in.
