Why doesn't this calculator just tell me the "right" answer?
Because nobody actually knows future appreciation, rent growth, or investment returns — anyone who tells you a precise future number is guessing. This tool does the math correctly on whatever assumptions you choose, and shows you how sensitive the answer is to changing them.
How does the "renting" side build wealth in this model?
The model assumes a renter invests what a buyer would've spent on a down payment and closing costs, plus invests the difference in any year where renting costs less than owning (property tax, insurance, maintenance, and mortgage payments add up). That invested portfolio compounds at your assumed investment return.
Why is buying's tax treatment different in Canada than the US calculators I've seen?
Canada doesn't allow a mortgage interest deduction like the US does — but it also doesn't charge capital gains tax on the sale of your principal residence, which the US does above certain thresholds. This calculator is built around Canadian rules, not a converted US tool.
What isn't factored into this estimate?
Upfront closing costs on the purchase (property transfer tax, legal fees, inspection) aren't included here — see our Property Transfer Tax Calculator for that piece. Renovation costs, moving costs if you'd need to move again while renting, and lifestyle value (stability, ability to renovate, etc.) aren't captured in any dollar figure.
