The neighbourhood has been evolving — new schools, improving amenities, rising prices — but remains one of the most accessible entry points into Kelowna ownership. Springfield/Spall serves buyers who want maximum central access in a condo or townhome format. Orchard Park Mall, Highway 97, everything within walking distance. Less neighbourhood character but unmatched convenience. Strong for investors given rental demand.

For outdoor lifestyle: SE Kelowna, McKinley Beach

For established family living: Glenmore, Dilworth

Detached family homes from $700K–$1.4M. Dilworth Mountain offers newer construction on elevated terrain with city and valley views. Both serve buyers who want established residential character without going as far as Kettle Valley.
